Salary Range: $70,000 - $80,000

Job Summary:

ACHD is excited to hire a Real Estate Development Associate to assist with the organization’s work in real estate, specifically for housing and economic development purposes. Ideal candidates will have diverse experience in real estate development, ideally including affordable housing and mixed-use development. A key component of their skillset will be financial analysis and proficiency with proformas. Experience with grant writing and public funding is a plus. They will exhibit a strong sense of professionalism, organization, and collaboration. We seek demonstrated effectiveness in financial analysis and understanding of the entire development process, from Land Acquisition to Occupancy. Ideal candidates will be voracious learners and well-rounded initiative-takers who can be effective, kind, and flexible in a multicultural environment.

Duties & Responsibilities:

The Associate will be responsible for:

1) under the supervision of the Real Estate Development Manager, aid in the day-to-day performance of ACHD's real estate development tasks, including but not limited to generating proforma analysis, generating development schedules, managing architects and other consultants, navigating permitting and other federal, state and AHJ required bureaucratic processes necessary for developing affordable housing.

2) applying for funding and administering funds awarded in connection with ACHD's housing and mixed-use development projects, fulfilling reporting requirements for public funders

3) tracking and reporting to the Development Manager on the multiple ACHD development projects in all areas, including but not limited to budgets and schedules

4) aiding in the feasibility assessment of new homeownership/real estate development opportunities by ACHD

Responsibilities:

· Work on applications/materials to secure public and private financing for affordable housing development projects

· Create and maintain project proformas and present internal and external reports to the development manager

· Help manage multi-disciplinary project teams comprised of attorneys, lenders, local and state agencies, architects, engineers, general contractors, and consultants to drive the planned development process through project feasibility, schematic and design development phases.

· Attend regular project team meetings as needed to ensure project progress, maintain meeting minutes, and ensure team members' accountability.

· Aid on multiple projects, deliverables, milestones, schedules, and budgets simultaneously

· Ensure projects are being executed by funding awards contract documents.

· Demonstrate leadership and communication skills with ability and willingness to face challenges, direct others, and effectively address conflict

Requirements:

Required Qualifications:

  • Proficiency in financial modeling, often using Excel, is essential to analyze project feasibility and performance
  • 3+ years of relevant experience
  • Fluency in English
  • Excellent interpersonal, written, and verbal communication skills
  • Accurate, detail-oriented, dependable, and punctual
  • Effective organizational, prioritization, and time management skills
  • Strong organizational, project management, and critical thinking skills with excellent multi-tasking abilities
  • Experience working respectfully with diverse communities, including non-English speakers
  • Background check and verification of COVID vaccination will be required

Preferred Qualifications:

• Bachelor’s degree in real estate, urban planning, architecture, construction management, business, finance, or related field

• Familiarity with the King County real estate and community development environment

• Fluency in African language
